Board Member Changes: During the March 2020 annual meeting, changes to Board membership were shared including: Ellie Clines to the Vice President position vacated by Christy Raines, Bill Breier to the Secretary position vacated by Jill Schreck who chose not to stand for reelection, and Merrill Neary to the position of Member at Large vacated by Bill Breler. Chad Grace remains Board President and Gale Simons-Poole is the Treasurer. Thanks to Jill Schreck for her service as Board Secretary!

Cinnamon Acres Pond Dredging: The Board received notice from Nebraska Department of Natural Resources (DNR) that the Cinnamon Acres pond will he dredged during the fall of 2020. No definite date has been determined yet. Our pond is dredged to remove sediment every five-ten years. Our HOA has a 35-year cost-sharing agreement with DNR wherein the HOA pays for 50 percent of the cost after the pond has been dredged. The pond has a good amount of sediment in it-so dredging this year is needed.

Virtual CAHA Board Meetings/ Homeowner Participation: Since the COVID-19 pandemic began HOA Board meetings are conducted electronically. The virtual meeting format limits the ability of CAHA homeowners to attend the meeting or bring matters to the Board’s attention. The Board wants to keep neighborhood lines of communication open, despite COVID-19. If homeowners would like to attend a board meeting to discuss concerns, please notify any Board member and we’ll make arrangements to have you attend the virtual board meeting.

Request for Email Addresses: Beginning last year, the HOA began gathering email addresses for our residents. For homeowners who haven’t shared a contact email address, please provide it to the Board. Homeowner updates and dues invoices are sent electronically whenever possible.

Updates to Entrance Signs: Improvements to Cinnamon Acres subdivision entrance signs were completed last fall. All three brick monuments-the two signs along 168th Street and the main entrance on Comhusker Road and Cinnamon Drive–were updated with new stone accents and caps. Also, a new main entrance double-sided “Cinnamon Acres” sign was installed. Finally, main entrance landscaping at Comhusker Road and Cinnamon Drive was replanted this spring. Our upgraded entrance signs enhance the overall appearance of Cinnamon Acres!

Landscaping Refresh: The HOA Board is planning to refresh the landscapes in our neighborhood cul de sacs. The first cul de sac to receive attention is Saffron Circle; we anticipate updating its landscape later this summer or fall. Cul de sacs in 163rd Circle and Tarragon Court will have their landscape refreshed as time and HOA budget permits. Neighbors in these cul de sacs will be contacted before any work is done.

Friendly Reminders – Appearance of Cinnamon Acres and Compliance With Our Covenants:

  • Overnight on-street parking of any vehicles is prohibited .
  • If you’re planning an outside improvement to your property …. a building, building addition, fence,a pool or any structure … the improvement must be approved in advance by the Board. Please provide your project plan to the Board prior to beginning any significant project.
  • Cars, trucks, or pickups parked outside of your garage must be “driven on a regular basis”. If the vehicle is not used or driven regularly, move it to a storage facility.
  • Boats, campers and trailers are to be stored inside, not on your driveway or anywhere outside on your property, visible to any neighbor.
  • Trash and recycle containers can’t be visible from the street. Store them inside or “screened” from street view, except on pickup day.
