August 2021 HOA Newsletter

 Annual CAHA Board Meeting / Monthly Board Meetings: With the easing of COVID-19 restrictions and the availability of public meeting space, CAHA’s postponed 2021 Annual Homeowners Meeting is scheduled for Saturday September 25th 2021, 9:30AM – 11AM. The meeting will be held at the large conference room at the Chalco Natural Resources Center, 8901 S. 154th Street. As required by our covenants, each homeowner will be sent a separate written notice of the Annual meeting. The notice will also include a proxy. If you’re unable to attend the meeting in person, please complete your proxy so your voice is heard. 

 Monthly HOA Board Meetings – Homeowners Welcome: Our regular monthly HOA Board meetings continue to be held on the 3rd Wednesday of each month; the start time of the meeting is 6:00PM. Homeowners are welcome to participate in monthly meetings to communicate any neighborhood issues or concerns. If homeowners would like to communicate with the Board, please email or call us at your convenience. If you would like to participate in a monthly meeting, please let us know and we will make arrangements for you to join either by phone or you can attend in person. 

 Changes to the Board of Directors: HOA President Chad Grace resigned his position effective 7/1/2021. We want to acknowledge and thank Chad for his many years of service on the Board and to our neighborhood! HOA Treasurer Gale Simons-Poole resigned her position to assume the vacant HOA President position. Homeowner Michelle Mau has volunteered to assume the role of HOA Treasurer and was appointed by the Board at the June meeting. These appointments will be discussed at the Annual Meeting. The positions of Vice President held by Ellie Clines, Secretary by Bill Breler and Member at Large by Merrill Neary have tenure through the end of 2021. If any homeowner is interested in serving on the HOA Board, please let any of the Board members listed on the bottom of this letter. In order to elect officers at our Annual meeting per our covenants, there must be at least a 50% homeowner vote either in person or by proxy (41 homeowners). 

 Community Landscaping Refreshes: The appearance of our neighborhood’s common areas helps maintain our real estate values. The common areas are maintained by neighborhood volunteers–thanks to all who give their time to maintain the beauty of our neighborhood. The following landscape projects are being completed during 2021: 

  • Saffron Circle – remove diseased plants and new flowers planted 
  • Tarragon Circle – remove diseased plants, replace tree/shrub 

Cinnamon Acres Domain Name and Website Rebuild: Our HOA website and domain name are being updated. We have a new domain name: cinnamonacresne.com. We are also rebuilding/updating our website to make it more user friendly. The new website build should be completed by this fall. Stay tuned! 

Cinnamon Acres Pond Dredging: The Board continues to coordinate with the Nebraska Department of Natural Resources (DNR) to schedule the dredging of the Cinnamon Acres pond* which was slated to occur in 2020 but was postponed due to COVID. NRD is consulting with the engineer to determine the amount of dredging needed. NRD also indicated that contractors willing to do smaller projects like this one are difficult given current economic conditions and a shortage of labor. 

*Our pond is one of the sediment basins connected to the Chalco watershed. It is dredged to remove sediment every five-ten years and the CAHA has a 35-year cost-sharing agreement with DNR wherein the HOA pays for 50% of the cost after dredging has occurred. 

 Request for Email Addresses: If you have not provided your email or if your email address has changed, please provide your current email address as Homeowner updates and dues invoices are sent electronically, whenever possible. 

Welcome New Neighbors: Welcome to our new neighbors, Nicholas and Kristina Nice – we are glad you’re a part of Cinnamon Acres! 

Friendly Reminders – Appearance of Cinnamon Acres and Compliance with Our Covenants: 

  • If you’re planning an outside improvement to your property: a building, building addition, fence, a pool or any structure…the improvement must be approved in advance by the Board. Please provide your project plan to the Board prior to beginning projects. 
  • Cars, trucks, or pickups parked outside of your garage must be “driven on a regular basis.” If the vehicle is not used or driven regularly it should be garaged or moved it to a storage facility. 
  • Boats, campers and trailers are to be stored inside, not on your driveway or anywhere outside on your property, visible to any neighbor. 
  • Overnight on-street parking of any vehicles is prohibited. 
  • Trash and recycle containers can’t be visible from the street. Store them inside or “screened” from street view, except on pickup day.
